Session 1 – Wisconsin Law Basics

Landlord – tenant laws cannot only be confusing, but they are constantly changing. This course is designed to give landlords, tenants or anyone a basic understanding of landlord and tenant laws in Wisconsin. This course will include Wisconsin statutes under chapter 704 and Wisconsin administrative code 134. It will focus on basics of leases and lease forms, security deposits, repairs, rent, client tricks and answer ‘oodles’ of questions!

Session 2 – Wisconsin Law Enterprise

Landlord – tenant relationships are sometimes even more confusing than the laws we need to follow. This course session will focus on basics of correcting bad tenant behavior, keeping good tenants, notices-to-vacate, terminating a lease, permitted security deposit withholdings and more. There will be more examples than lecture.

Session 3 – Fair Housing and Companion ​​​Animals and Step-By-Step Guide to Eviction

Handling tenants with special needs that may include a companion animal AND evicting tenants are the two most difficult things a landlord needs to do, both legally and ethically. This course is designed to help with the legal aspects including defining a breach of lease, sending the proper notice and Marathon County’s small claims court procedures. This course will commence in the time period immediately after the tenant receives their notice-to-vacate.

PLEASE NOTE: 

  • A separate packet of Wisconsin rental forms will be available for separate purchase. It is not required that you purchase this book. 
  • While the class is availabe both in-persona and online via Zoom, the instructors encourage participants to attend in person if possible.

Instructor


Attorney Andrew Schmidt has been practicing law in Wisconsin for over 20 years. He got this practice from his father and uncle, who in turn got the practice from their father. Since May 1920, the Schmidt family has been delivering sound legal service to the citizens of north-central Wisconsin. Their web site, www.Schmidtlawfirm.com, is filled with data and direction. Please review this site when you can. Their practice includes (1) family law and divorce mediation, (2) real estate, easements, transfers on death, landlord and tenant law, (3) wills, powers of attorney, trusts, guardianship, stepparent adoptions, special needs trust, and (4) probate and estate administration, trust estate administration. Andrew lives in Wausau, Wisconsin, and supports the Wisconsin Woodland Owners Association, Humane Societies of Marathon and Lincoln County, the Wausau Dog Parks, local schools and low-income housing programs. He is a landowner and has 200 acres, enrolled in MFL, here in Marathon County.

Cancellation Policy


Refunds will be granted if the Continuing Education and Outreach office is contacted at least seven (7) days before the start of a class. No refunds will be given with less than seven (7) days notice. Programs that involve pre-ordering of materials and/or travel will not qualify for a refund unless your space can be filled from a waiting list. We reserve the right to cancel a course due to low enrollment, severe weather, or instructor illness. A full refund will be issued under these circumstances. BE SURE to provide your email address and phone number when registering so we can contact you if a class is cancelled for any reason.
